The South Bay covers a wide range of homes: older neighborhoods in National City and Paradise Hills, beach houses in Imperial Beach, established streets in Bonita, and large master-planned communities in eastern Chula Vista.
Each brings its own garage door issues. Here is what we see most, and what to watch for.
1. What we fix most in the South Bay
Salt-air rust
Near the bay and the beach, springs, rollers, hinges and bottom brackets rust faster and fail earlier.
First-generation openers
Many homes in newer communities still have the opener the builder installed, now 20 years old or more.
Springs at end of life
Builder-grade springs are often rated for a limited number of cycles and wear out together.
Off-track doors
A bump from the car, worn rollers or loose track brackets knock the door out of its track.
2. Salt air and rust
In Imperial Beach, Coronado and the bayfront parts of National City and Chula Vista, salty, damp air attacks steel. We regularly see springs with rust pitting, rollers that no longer turn, and bottom brackets rusted thin.
- Rusty springs are more likely to snap. Have them checked if you see orange flaking.
- Rusted bottom brackets hold the cables under tension. If one looks badly corroded, don't touch it; call a technician.
- Use galvanized or coated hardware and sealed nylon rollers on coastal homes.
- Rinse salt spray off the outside of the door now and then, and lubricate hinges and springs more often.
The bottom brackets are connected to the spring cables and hold a lot of tension. Never loosen or remove them yourself.
3. Newer communities: the 20-year mark
Large parts of eastern Chula Vista were built in the late 1990s and 2000s. Many of those homes are reaching the point where the original builder-grade springs and openers are giving out at the same time.
Signs it is time
- The opener is loud, slow, or reverses for no clear reason.
- The opener has no battery backup or Wi-Fi.
- The door feels heavy when lifted by hand, a sign the springs are weak.
If the opener and the springs are the same age, replacing the springs and upgrading the opener together often makes sense. You get a balanced door and a quieter opener with battery backup.
4. Older homes in National City and Paradise Hills
Older homes often have single-car garages with original doors, tight headroom and older track systems. Low-headroom track kits and wall-mount openers can help where ceiling space is limited.
5. Next steps
- Look for rust on springs, rollers and brackets.
- Lift the door by hand to feel the balance.
- Check the age of the opener and whether it has battery backup.
- Call for a repair or a written quote.
